 Many clients call me and are looking to purchase a good investment property,What is a good investment? It really depends on what you are looking to accomplish with your real estate investment, are you looking for a quick return, are you looking to flip a house are you looking for a positive monthly cash flow, are you looking for a short or long term investment. All of these questions must be answered before you start looking at any investment and that dose not include any of the tax implications. When I look for investment properties for my clients I also will provide a free cash flow analysis and I will suggest they review it with there accountant

Time to Buy

This is the time to buy if you are a first time home buyer just coming in to the market, the rates this week were at 5.75%, and the feds are looking  to bail out the banks of there bad debt, there is really good inventory and plenty of motivated sellers out in the market,along with an FHA program that allows up to a 6% seller assist and only requires a 3% down payment that can be borrowed from a family member and do not forget the $7,500.00 tax credit also given by the Feds . If you have been waiting on the side lines to get into the Real Estate Market and waiting for a good time to become a home owner, I do not know why you would wait any longer.

Take The Real Estate Plunge….Now!

John D. Rockefeller once said, “the way to make money is to buy when blood is running in the streets.” If that is the case there is no better time than the present to purchase a new home. With declining prices and tantalizing incentives, those who are willing to brave the home buying waters will excel in the long run.

I read a recent article in a magazine that said, “consider a typical home in Delaware County that sells for $275,000. You put down 20% and get a 30 year fixed rate mortgage at 6.50% with a payment of $1,391.00. Say it’s one year later and the price declined an additional 5%.By then the recession is history and the Fed is jacking up rates to stem inflation. If mortgage rates rise to 7.25%. The payment would be $1,426.00 and you’d have to spend a year living somewhere that you would rather not be.

President Bush Sign's Bill

President Bush signed the $300 billion dollar rescue bill

The measure includes $300 billion in new loan authority for the government to back cheaper mortgages for troubled homeowners; $3.9 billion for communities to fix up foreclosed properties causing blight in neighborhoods; and $15 billion in tax cuts, including an expanded low-income housing tax credit and a credit of up to $7,500, to be repaid, for some first-time home buyers.

Top 10 Best Counties to Raise a Family

Low cost of living, reasonably priced homes, and short commute times helps add to excellent schools and is what landed 10 communities at the top of Forbes magazine’s best places to raise a family.

To be considered, the communities had to have populations greater than 65,000 and most of the school funding had to come from property taxes. Average SAT and ACT scores must top 1,050 or 22, respectively. These factors reduced the number of counties under consideration to 51.

After that, the magazine considered cost of living, graduation rate, home prices, property tax rates as a percentage of median home prices, percentage of homes occupied by owners, per-capita income, air quality, crime rate and commute times.

Here are the results:

  • Hamilton County, Ind. (near Indianapolis)
  • Ozaukee County, Wis. (near Milwaukee)
  • Johnson County, Kan. (near Kansas City)
  • Geauga County, Ohio (near Cleveland)
  • Delaware County, Ohio (near Columbus)
  • Morris County, N.J. (northern N.J.)
  • Hunterdon County, N.J. (central N.J.)
  • Waukesha County, Wis. (near Milwaukee)
  • Montgomery County, Pa. (near Philadelphia)
  • Chester County, Pa. (near Wilmington, DE)

If you are ,you may want to check in Broomall Marple Township or Newtown Township both have a very low tax base, There are some big changes going on in Newtown Square with the coming of the new campus of Episcopal Academy and the new upscale luxury living at Terrazza ,If you would like more information about these or any other Townships in Delaware County please contact me
